We offer our Sellers a variety of Listing Plans and Listing Options along with Buyer Agent Services.

In cooperation with all Utah Licensed Agents, we post 100% of our listing on the MLS System. We have contracted with our Sellers to offer a cooperative incentive to the Buyer Agent as noted on each listing. This fixed incentive amount is recommended to equal or exceed competing properties; However the amount may vary, depending on the Seller.

Real Estate Commissions are negotiable and are not established by law.

If you are representing a Buyer on any of our listed properties; We are the Agent of the Seller.

Utah Division of Real Estate requires that offers and counters offers be presented through the Listing Broker: Email: UtahBroker@comcast.net or FAX to (888)970-8883   All Info deemed reliable; Buyer or Buyer's Agent to verify all listed MLS info. In the event of a short sale transaction, the Brokerage Fee allowed by Lender will be split evenly between Buyer and Listing Brokerage. 

Utah Senate Bill 56, passed May of 2005 instructs all licensed agents, that they will represent their clients with certain minimum levels of service.

View the Showing Instructions and Agent Remarks on MLS Listing: Listing Broker may offer Cooperating Brokers authority to contact and/or negotiate directly with Seller.  However ALL documents shall be copied to Listing Broker for review.  Listing Broker will advise Seller without added fee, as required by the Utah Division or Real Estate
